The revitalization of the former Beck department store in Munich-Laim was designed by Oliv Architekten and carried out by the general contractor hagenauer GmbH.

After standing vacant for 25 years, the steel-frame structure was converted into a mixed-use retail and office space. From an urban planning perspective, Fürstenrieder Straße was enhanced by the closure of two vacant lots. The building’s appearance has evolved from a post-war structure to a modern architectural design featuring shimmering metal accents. A premium supermarket occupies the ground floor and first floor. The addition of a terrace level provides space for offices. Green roofs, high-quality materials, and an atrium create a subtle and timeless design that blends into the established surroundings.

Part of the office space is occupied by the online travel agency Expedia. The successful tenant fit-out creates modern work and office environments featuring the delicate all-glass T50 partition system, room-in-room solutions with rounded glass corners, integrated LED lighting, and drywall partitions extending up to the exposed ceiling. The T46 partition wall system was used for the fire-rated walls around the interior stairwells. In addition to meeting fire safety requirements, this system also features fall-protection glazing. The exposed utility lines enhance the trendy loft character of the spaces.
